Service Level Options:

Tenant Find:

This service is suitable for those landlords who wish to remain involved in managing their property but require the tenancy to be set up correctly. 

• Initial appraisal and advice on preparing the property 
• Marketing and advertising the property on online portals 
• Conducting viewings and introducing suitable tenants 
• Obtaining appropriate referencing 
• Negotiating terms of the tenancy Agreement and obtaining signatures from Landlord and tenant/s 
• Collection of first month’s rent and security deposit 
• Preparation of inventory and schedule of condition
• Registering deposit with a Government approved scheme

Letting and Rent Collection:

Service is suitable for those landlords who wish to remain in day-to-day activities but who require the service of someone collecting rent.

• Tenant Find with addition of below 
• Collecting monthly instalments of rent and forwarding net rents to landlord less any fees or exposure incurred 
• Chasing arrears, should they arise.   

Full Management Service:

• Include the service listed above with the addition of
• Conduction initial and on-going right to rent checks 
• Arranging EPC and Gas Safety Certificate
• Carrying out interim visits to check on general condition of property 
• Co-ordinating repair or maintenance 
• Renewing Agreement where necessary 
• Making payments on behalf of the Landlord e.g. ground rent, insurance premiums etc
• Negotiating return of tenant’s deposit
